Market value is not just the asking price

An asking price is what a seller wants. Market value is an estimate of what a willing buyer and willing seller might agree under relevant conditions. A property can sit above market value for months, while a distressed sale can close below a normal market price because the seller needs cash quickly.

For shares, the quoted market price is the latest trading price, not a promise that you can sell every share at that price. Thin trading, a wide spread or a large order can affect what you actually receive.

Market value and book value

Book value is based on accounting records, usually assets minus liabilities under the applicable accounting rules. Market value can be higher or lower because investors price future earnings, brand, management, risk, growth and intangible assets. A profitable technology business can have a market value far above its book assets.

A low market-to-book ratio is not automatically a bargain. It may reflect weak earnings, poor governance, debt, obsolete assets, a difficult sector or a market that has not priced new information. Look at the business and the quality of the numbers.

Private-business valuation

A private Nigerian business does not have a continuous public price. Keep the valuation date and currency clear. A naira value from one period may not be comparable with a later figure after inflation or exchange-rate movement. State whether the value is pre-money, post-money, enterprise value or equity value when discussing investment.

Property and land market value

A property valuation can consider location, title, zoning, access roads, services, condition, comparable sales, rental income and demand. A social-media listing is not a valuation. Confirm title and use a qualified valuer or solicitor for a serious purchase, mortgage, dispute or estate process.

The same building can have different values for sale, insurance, tax, forced sale or rental purposes. Ask what the valuation is for and whether the report is current. Do not pay based only on a verbal promise that an area is ‘about to develop’.

Inflation, interest rates, import costs, fuel, power, regulation, currency movements and consumer income can change what buyers can afford and what businesses can earn. A company may increase revenue in naira while losing real purchasing power if costs rise faster.

When reading a value estimate, ask which assumptions are nominal, which are real, what exchange rate is used and whether the cash flows are in naira or another currency. This makes comparisons more honest.
